Leadership - Core of the Site Team

  • Overall responsible for the management and operations of the assigned property, including the site team's supervision.
  • Provide day-to-day guidance and work with staff to ensure a high-performance, customer service-oriented work environment supporting the department's strategic plan and objectives.
  • Responsible for the delivery of annual performance targets of the property.
  • Set up a system for efficient administrative, technical, health, and safety processes, including work permits, construction bond applications, and refunds.
  • Prepare medium to long-term programs for property operation, facilities upkeep, and improvements.
  • Oversee and or take appropriate measures to ensure 100% visibility of on-site PMT.
  • Monitor, control, and organize all on-site staff assigned to the property and be responsible for the actions of such staff, in addition to ensuring that staff rosters and all holidays are adequately covered.
  • Motivate and encourage subordinates towards continuous performance improvement, compliance with safety rules and regulations through coaching and direct supervision, and fair performance reviews.
  • Other duties that may be assigned by the PMD Manager and PA Supervisor

Project Execution and Delivery

  • Responsible for strictly implementing the DOR, Guidelines, Operation Manuals, Policies, and Procedures. Review and submit recommendations on additional provisions or revisions on the property.
  • Familiarize the Master Deed, Restrictions & By-Laws, and Articles of Incorporation of the assigned property.
  • Lead in the unit acceptance and turnover to buyers.
  • Ensure unit readiness based on approved standards and tolerance parameters are met before unit acceptance.
  • Evaluate and ensure the timely completion of rectification of units with valid defects and warranty claims in coordination with the TS Supervisor and TQ Supervisor.
  • Anticipate daily management problems. If the problem cannot be solved, advise the PMD Manager immediately. A detailed written report is to be submitted if necessary.

Engineering and Technical Services

  • Monitor and control the cost of operation and maintenance of equipment and facilities treatment programs, including finding ways to improve tools/equipment performance, utilization, and workforce productivity.
  • Strictly implement monitoring and preventive maintenance of the property facilities and equipment to avoid breakdowns and unnecessary repairs or replacements.
  • Ensure that housekeeping implements and maintains the property based on the approved scope of works, service level agreement, and management recommendations.
  • Monitor timely power and water consumption reading submissions in coordination with the WO Supervisor.

Risk Management and Compliance

  • Evaluate and make recommendations on reported maintenance problems, safety hazards, and any related concerns in the estate's facilities, amenities, equipment, and machinery.
  • Ensure compliance with all safety requirements mandated by law.
  • Implement all Mandatory Government and Estate safety requirements, including but not limited to Safety drills and evacuation.

Report & Documentation

  • Prepare and submit accomplishment, progress, incident reports, and other documentation such as, but not limited to, move-in database, utilities reading, endorsements, formal response letters, forms, meeting minutes, and waivers.
