JOB SUMMARY

1. Oversee, manage, and ensure timely and quality execution of turnover activities including unit inspection and punch listing, rectification (if any), and other turnover activities based on the project timeline and work plan within the assigned area.

2. Ensure that turnover activities are implemented and accomplished based on standard policies and procedures.

3. Monitor closely the status of unit turnover within the assigned area. Identify issues and areas for improvement. Develop strategies to ensure targets are achieved.

4. Ensure that the target number of units accepted by Clients is achieved within the project timeline.

5. Coordinate closely with the Technical group to ensure that punch lists are accomplished and completed within the agreed timetable with the Client.

6. Coordinate with the Technical group to ensure that rectifications are accomplished in a timely manner.

7. Ensure that all units are 100% ready prior to Client inspection and punch listing.

8. Resolve conflict and address Client concerns related to unit turnover

9. Generate, update, and review reports to Turnover Head.

10. Ensure that all necessary turnover documents such as but not limited to the Certificate of Acceptance Form, General Guarantee and Warranty, and other attachments are completely signed by the Buyer.

11. Direct and manage Turnover Engineer, Turnover Assistant, and Turnover Officer to fulfill department objectives.

12. Monitor the utilities (Electricity and Water) of Homeowners with temporary connections (Electricity and Water).

13. Sign QC Endorsement Notice, Certificate of Turnover Acceptance, Notice of Constructive Acceptance, General Warranty, and Guarantee.

14. Approve and sign Leave Requests of Turnover Engineers, Turnover Assistants, and Turnover Officers in assigned areas.

15. Regularly (twice a year) evaluate the performance of the Turnover Engineer, Turnover Assistant, and Turnover Officer in the assigned area. Sign off the KPI evaluation.

QUALIFICATION

  • Graduate with a Bachelor's Degree in Real Estate Management, Business Management, Engineering or any related field.
  • With at least five (5) years of related working experience
  • Excellent communication skills and a team player
  • Highly organized, detail-oriented, and able to multitask
  • Excellent analytical, problem-solving, and management skills.
  • Proficient in the use of Microsoft Office applications
  • Willing to start as soon as possible
