Role & Responsibilities:
The role involves planning and executing site projects related to mechanical, electrical, plumbing, fire protection, and architectural applications. It includes overseeing technical occupancy planning, space allocation and management, project planning and implementation, as well as managing site operational technical requirements. Additionally, the role encompasses developing site occupancy plans, facilitating neighborhood planning, and maintaining best-in-class space and occupancy data. The position also involves managing project budgets and coordinating all vendor RFQs and RFPs.
• Plan and execute site projects encompassing mechanical, electrical, plumbing, fire protection, and architectural applications, ensuring comprehensive control and execution to meet site demands.
• Oversee and provide technical occupancy planning expertise, supporting supply, capacity, and demand of the client's space portfolio, and execute proposed plans.
• Generate space layout options in response to business needs, handle day-to-day change requests, project space planning, and solution development.
• Manage client relationships, project coordination, and site strategy support related to space and occupancy analysis, solution outcomes, and utilization metrics.
• Allocate and manage space, coordinating with clients and stakeholders regarding seat demand, planning, and allocation, and ensuring the Seat Demand and Allocation Tracker is always up to date.
• Lead project planning, layout creation, and the generation of technical review bid proposals, TOR, and BOQs for projects.
• Implement projects, ensuring compliance with necessary permits and requirements, and conducting regular coordination meetings with project vendors, landlords, and key stakeholders.
• Oversee project implementation consistency with approved plans, closure of project punch lists, and completion of necessary project closure documentations.
• Manage site operational technical requirements, including PM contracts for equipment, 52-week calendar adherence, and coordination of equipment repairs, maintenance, and projects.
• Monitor and close all BAU technical concerns within agreed SLA, provide support for site/client audits, and secure and analyze utilities data for corrective actions.
• Implement projects and innovations to enhance equipment efficiency and reliability.
• Develop site occupancy plans, analyze forecasted headcount and seat supply projections, and implement move plans in accordance with approved occupancy plans.
• Facilitate neighborhood planning, move meetings, or town halls, support change management and communication plans related to occupancy plans, and maintain best-in-class space and occupancy data.
• Implement processes in accordance with the Client Playbook for Space & Occupancy Planning, provide site assessment reports, and maintain high qualitative and quantitative standards for work performance.
• Develop, maintain, and manage project budgets, coordinate and track all vendor RFQs and RFPs, and manage furniture, signage, security, technology, and art procurement and installation.
Qualifications:
• BA/BS degree in a related discipline or field of study (e.g., Engineering, Architecture, Interior Design, Corporate Real Estate & Facilities Management Planning/Coordination, Facilities, Project or Construction Management, etc.) or 10+ years of related experience.
• Proficient in MS Office Suite and fundamental knowledge of AutoCAD.
• Knowledge of MIS tools such as Excel Pivots or Index Match, Power BI, iOffice, or Tableau is a plus.
• Understanding of technical requirements for various project types.
• Strong problem-solving skills.
• Supervisory experience or ability to provide guidance to junior staff.
• Experience with analysis and reporting.
