Job Overview

As a Senior Quantity Surveyor, you will take on a lead role in preparing accurate and competitive costings for high-end commercial joinery projects. You will be involved in every aspect of estimating, from the initial take-offs and supplier engagement to tender submissions and client communication, ensuring that all projects are priced accurately and delivered within budget.

This is a pioneering role within our shared services setup in Manila, working closely with the Australian team. You will contribute significantly to the success and growth of our commercial joinery operations.

Your Responsibilities

Estimating & Take-Offs:

  • Prepare detailed cost estimates, bills of quantities (BOQs), and cost plans for commercial joinery & commercial construction projects.
  • Conduct accurate take-offs from architectural and shop drawings, ensuring all elements are priced correctly.
  • Assess project scopes, specifications, and design documentation to ensure complete, compliant pricing.
  • Develop detailed pricing schedules and tender submissions aligned with client requirements and industry standards.

Supplier & Subcontractor Coordination

  • Manage RFQs (Requests for Quotations) to suppliers and subcontractors for materials, hardware, and finishes.
  • Evaluate supplier/subcontractor quotes for accuracy, compliance, and value.
  • Build and maintain strong, collaborative relationships with suppliers to support accurate pricing and effective project timelines.

Tendering & Client Communication

  • Work with project managers and estimators to review and clarify tender documentation and scope of work.
  • Issue RFIs (Requests for Information) to clients to resolve discrepancies in project specifications or drawings.
  • Lead the tender submission process, ensuring clarity and completeness of costings and scope.
  • Liaise with clients and project managers to ensure scope alignment and pricing confidence during the tender phase.

Post-Tender & Handover

  • Prepare comprehensive handover packages for the delivery team upon winning tenders, including cost summaries, material schedules, and relevant assumptions.
  • Assist with cost control advice and clarifications during the early construction stages.

Team Leadership & Mentorship

  • Mentor junior estimators and contribute to their professional development within the estimating department.
  • Continuously evaluate and improve the estimating process to ensure maximum efficiency and competitiveness in the market.

Key Projects

  • Commercial developments including office buildings, retail centers, education facilities, healthcare, and light industrial buildings.

What Our Client Is Looking For

  • Minimum 5–7 years of experience as an Estimator or Quantity Surveyor in commercial joinery, cabinet making, or a related construction field.
  • Tertiary qualification in Quantity Surveying, Construction Management, or a related field.
  • Proven experience pricing and estimating for high-value commercial projects within the specified value range.
  • Proficiency in estimating software such as CostX, Cubit, Groundplan, or equivalent.
  • Strong knowledge of joinery methods, materials, hardware systems, and manufacturing procedures specific to commercial joinery.
  • Ability to interpret architectural, structural, and joinery-specific drawings.
  • Experience working in a competitive tender environment with an understanding of commercial contract terms.
  • Excellent communication and negotiation skills, with a proven track record in securing tenders and driving business growth.
  • Strong attention to detail and analytical mindset with the ability to deliver accurate costings under pressure
  • Experience working with clients internationally.
