This position exists to solve the client's major pain point of disorganized operations by bringing structure and expertise to their real estate acquisition process. The role is designed to streamline deal evaluation, negotiation, and closing processes while ensuring consistent communication and coordination with all transaction parties. By hiring a skilled acquisition specialist, the client aims to scale their operations, improve deal closure rates, and implement efficient systems specific to real estate investing.

The Impact you’ll make

Market Analysis & Pricing Strategy

• Conduct comprehensive comparative market analysis (CMAs) to evaluate similar properties
• Determine competitive and profitable offer prices based on market data and property specifics
• Analyze market trends to identify optimal acquisition opportunities

Deal Negotiation & Contract Management

• Present offers to sellers and agents using virtual communication tools
• Negotiate contract terms to secure favorable deals for the company
• Execute and finalize contracts, ensuring all terms and conditions are properly documented

Transaction Coordination & Management

• Coordinate closely with title companies to ensure proper documentation and legal compliance
• Oversee the entire transaction process from offer acceptance through closing
• Manage timelines and address any issues that arise during the transaction process

Database Management & Documentation

• Navigate and utilize MLS systems to research properties and market data
• Maintain accurate records using Propwire, Google Docs, and Excel
• Ensure all deal documentation is organized and accessible for team review

Communication & Relationship Building

• Facilitate effective communication between all parties involved in transactions
• Build and maintain relationships with sellers, agents, and industry professionals
• Provide regular updates and reports on acquisition activities and progress
  
  

Skills, Knowledge and Expertise

Required:

• Proven experience in real estate transactions, specifically in investment or acquisition roles
• Demonstrated proficiency with MLS systems and real estate databases
• Strong track record in contract negotiation and deal closing within real estate
• Experience coordinating with title companies, transaction coordinators, and other industry professionals
• Solid understanding of real estate-specific processes, terminology, and market analysis
• WFH Set-Up:
  • Computer with at least 8GB RAM, an Intel i5 core processor/AMD Ryzen 5 Processor and up.
  • Internet speed of at least 40MBPS
  • Headset with an extended mic that has noise cancellation and a webcam
  • Back-up computer and internet connection
  • Quiet, dedicated workspace at home

What to expect...


Work Setup:

• Remote position
• Must have a reliable internet connection and a quiet workspace
• Required to provide own computer with Intel Core i5 or something similar or higher operating system

Working Hours:

• Monday, Tuesday, and Wednesday, 10 am to 5 pm PST
• Occasional weekend availability for urgent matters
• 40 hours per week

Compensation:

• $7 per hour
