Property Manager

Sensible Management is hiring a 100% remote work-from-home full-time property manager to oversee all our USA-based single-family residential properties in Nebraska and Texas. You will work virtually with our on-site runner and maintenance staff on the ground to attract and retain happy, respectful tenants in warm and safe homes with regular preventative maintenance. Work hours are Central Standard Time (CST) and are very flexible; typically, evenings and weekends are for tenant and applicant phone calls, and daytimes are for administrative work and vendor communication. You can set your hours as long as the work gets done. You'll make sure our rental properties stay rented at market prices and stay well-maintained to protect their resale value. You'll receive 30 days of onboarding training with a daily Zoom management meeting for guidance, training, and direction to ensure you always know what to do and how to do it.

Responsibilities

• Advertise the rental home online before any vacancy on Zillow.com
• Follow up with applicants and screen them legally to pick the best ones
• Coordinate new move-ins with new tenants to their new home
• Make sure maintenance requests are handled well, with owner approval
• Collects quotes from vendors and subcontractors for repair/remodeling work
• Collect rent on time, and oversee the collections process if necessary
• Work with insurance companies for claims reimbursement
• Pay our mortgage, taxes, insurance, bills, and payroll on time
• Keep accurate financial records, with the help of a part-time bookkeeper

Qualifications

• Speak clearly and confidently on the phone with a neutral American accent
• 4-year degree from a university or equivalent experience
• 1+ years experience managing or leasing residential property in the USA
• Ability to work 40 hours a week, Monday-Friday CST with some weekends
• High-speed internet connection with a webcam and headset
• Ability to work from home

Compensation

₱55,000 - ₱75,000 monthly with 10 paid holidays and 1 week of paid time off (PTO)
