Property Management Assistant

PURPOSE AND SCOPE:

Manages the distribution and collection of billings of utilities and other administrative fees to/from homeowners as part of the management of the project site.

Provides regular financial reports and up-to-date records of billing and collections. Provides on-site assistance to homeowners, contractors and other departments a like.

SPECIFIC DUTIES AND RESPONSIBILITIES:

• Assists the PMD in all operations on Project Site;
• Handles homeowners concerns, updates and complaints;
• Prepares documents for Meralco meter application;
• Assists in unit inspection (HDMF and Buyer);
• Assists in the scheduling and actual turn-over of units;
• Updates database upon turn-over and move-in;
• Prepares monthly billing and dues to be distributed to homeowners;
• Updates Billing Masterfile daily;
• Prepares weekly and monthly billing and collection reports;
• Monitors and prepares water disconnection and reconnection reports and schedules;
• Assists homeowners for necessary permits for house construction / renovation, commercial lot construction among others;
• Schedules and tracks maintenance schedules and requests;
• Records punch listing and coordinates with concerned departments; and
• Willing to work from Monday to Saturday schedule.
• Preferably residing in General Trias Cavite.
• Performs other related tasks as assigned.

QUALIFICATIONS:

• College graduate;
• Preferably with knowledge and experience in real state or any related industry;
• With effective and proficient verbal and written communication skills;
• Able to handle transaction accurately and responsibly;
• With sufficient technical skills to accurately input and process data and reports via computer;
• With keen attention to details;
• Able to work independently or in group;
• Able to work with minimal supervision;
• With efficient customer-service skills; and
• Trustworthy and can work under pressure
