The role
The Commercial Operations Assistant Manager supports the planning, leasing, turnover, and operations of the clients commercial properties. This role assists in developing and executing commercial strategies, managing tenant and third-party relations, and ensuring smooth activation of commercial components within the clients communities. The position plays a critical role in enhancing commercial asset value, supporting leasing efforts, and ensuring alignment with the company’s long-term growth plans.

The Commercial Operations Assistant Manager supports the planning, leasing, turnover, and operations of the clients commercial properties. This role assists in developing and executing commercial strategies, managing tenant and third-party relations, and ensuring smooth activation of commercial components within the clients communities. The position plays a critical role in enhancing commercial asset value, supporting leasing efforts, and ensuring alignment with the company’s long-term growth plans.
Your Responsibilities
Project Development Support
- Coordinate the planning and fit-out of commercial spaces within mixed-use and residential projects
- Monitor the construction and delivery of commercial components (e.g., retail units, co-working spaces)
- Ensure timely handover of spaces in alignment with project timelines and leasing commitments
- Support the formulation of leasing strategies aligned with market trends and project objectives
- Maintain updated lease tracking systems, coordinate with prospective tenants, and support negotiations
- Handle tenant onboarding, lease documentation compliance, and initial turnover activities
- Assist in identifying potential commercial development opportunities within existing and future projects
- Conduct initial market scans and competitor benchmarking to support pipeline planning
- Collaborate with the BD Manager on product mix, pricing recommendations, and positioning strategies
- Provide input in preparing investment decks and commercial proposals
- Monitor operational readiness of commercial properties (e.g., utilities, safety, and signage compliance)
- Coordinate with internal teams to resolve post-handover issues with tenants
- Support the implementation of guidelines, policies, and branding standards for commercial spaces
- Maintain commercial performance dashboards and leasing status reports
- Provide periodic updates on occupancy, leads, tenant feedback, and market shifts
- Track and summarize relevant trends in retail, F&B, and co-working to inform future developments
- Bachelor's Degree in either Business, Real Estate, Marketing or a related field
- At least 8-10 years’ experience in horizontal and vertical construction, land development, and infrastructure projects
- Proficient in Excel, Google Workspace, and document tracking systems (SAP B1/NOAH experience a plus)
