- Review and analyse financial reporting pack prepared by outsource service providers.
- Manage timely closing process and reconciliations of the revenue, expenses, accounts payable, accounts receivable and intercompany transactions to ensure accuracy of financial closing.
- Prepare the straight-line rent and incentives adjustments and journals entries.
- Provide monthly profit or loss and balance sheet analyses commentaries.
- Handle the full set of financials for property holding and investment holding entities.
- Support the monthly, quarterly financial reporting.
- Review payments prepared by outsource service providers and prepare funding and ad hoc payments when required.
- Work closely with all business units and overseas counterparts, investors and external parties including trustee, auditor, and tax agent
- Responsible for quarterly GST returns for Australia and Singapore.
- Yearly audit for promotion fund and common area outgoing expenses recovery.
- Annual statutory financials audit for both Singapore and Australia.
- Responsible for other statutory compliance, such as yearly MAS returns, Australian Authorities survey etc.
- Assist with monthly cashflow planning and projection of the Portfolio.
- Maintain and update loan, IRS and MTM schedules
- Liaison with Banks on: a) maintenance of bank accounts; and b) notices on IRS, loan rollover, drawdown and/or repayment.
- Any other ad-hoc Treasury matters
- Annual budget exercise and regular financial forecast.
- Ad-hoc project, such as asset acquisition, process improvements, system implementation/upgrade.
Requirements
- Bachelor’s degree in accounting or relevant professional accountancy qualifications.
- Minimum 3 years of relevant experience in related field and industry. Fresh graduates are welcome to apply too.
- Preferably with experience working in a listed company, REIT or Real Estate fund management.
- Proficient in of Microsoft Excel, Words and Power Point.
- Knowledge of MRI accounting system would be an advantage.
- A keen learner with positive attitude, ability to multitask and committed to flexible and adaptability.
- Self-driven and capable to working independently under tight schedules.
- Strong team player with excellent interpersonal skills in a fast-paced business environment.
- Demonstrated people management and communication skills with the ability to collaborate effectively with third-party service providers and stakeholders across different jurisdictions and cultures.
- Strong logical, analytical thinking and financial analytical skill.
